Prepare for Your Maid

A Few Notes to Help Us Serve You Better:


You do not have to “Clean for the cleaning lady,” but you must pick up toys, clutter, money, and whatever else is on your floors or countertops. Wash your dishes and clean up food messes so your cleaners can focus on giving your house the thorough cleaning attention it deserves.


  • Cluttered Surfaces: Surfaces that are more than 80% covered will be cleaned around so we can focus our time efficiently. Please declutter in advance if you'd like more thorough surface cleaning.
  • Dust Resettlement: While we take steps to minimize airborne dust, some settling may occur after we leave—this is normal, especially in high-dust homes or during deep cleans.
  • Air Filters Matter: Significant dust buildup is often linked to overdue HVAC filter changes. We strongly recommend replacing filters regularly to maintain cleaner air and optimal system performance. Homes with past-due filters may require additional time to clean thoroughly.
  • Bedding Changes: If you’d like beds changed, please leave clean linens visible in each room you’d like us to service.
  • Pets: Please take the time to secure your pets if necessary until they are comfortable coexisting safely with the cleaners. We would appreciate it if you kept them in a separate area from where we are working in your home.

Arrival Window

We typically schedule cleanings between 8:30 AM and 2 PM Monday through Friday and between 8:30 AM and 10:00 AM Saturday. We will provide an estimated arrival time, and our teams will try their best to arrive on time. We will let you know if we are running behind or ahead of schedule.

Referral Program

Sigma Maids appreciates your business and referrals. We hope you tell a friend when you experience the difference our team can make. 


Referrals: After the referral books and pays for their cleaning, the client gets $25 off their next cleaning.

Property Condition & In-Person Quote Policy

At Sigma Maids, we prioritize accuracy and transparency in our pricing. While we may provide initial estimates over the phone, these are based on limited information and may not fully capture the scope of work required. We strongly encourage scheduling an in-person quote for the most precise and reliable pricing.


An in-person evaluation allows our team to:


  • Thoroughly assess your property’s specific cleaning needs
  • Identify any unique challenges or special requests
  • Customize our services to meet your expectations


Please understand that over-the-phone estimates are subject to change following an in-person assessment. Scheduling a free in-person quote helps prevent misunderstandings and ensures you receive the highest quality service and best value.


While we do our best to quote cleaning times accurately, we may go over or under by approximately 30 minutes. Even with years of experience, unexpected issues can affect timing, especially during move-out and deep cleans. Our quotes include a clause allowing for up to three additional hours, billed at $110/hour if extra work is required and approved. 


If accurate information is not given regarding the size and condition of the property, Sigma Maids and its staff have the right to modify the rates as needed or reschedule the job. Sigma Maids reserves the right to refuse service to anyone for any reason. Sigma Maids is not responsible for pre-existing damage or defects. Clients must secure fragile, valuable, or sentimental items before service. Any disputes must be reported within 24 hours of the service.

Work Environment Requirements

To protect the health and safety of our team, we require that the inside of the home be climate-controlled and safe for work. 


  • If the outside temperature is above 75°F, air conditioning must be on.
  • If the outside temperature is below 65°F, heat must be on.
  • We reserve the right to decline or reschedule any cleaning if the conditions are unsafe, unaccommodating, or put our cleaners at risk of overheating or exposure.


Our team members work hard, and they deserve a safe, respectful, and climate-controlled environment while performing physically demanding labor. We will not compromise on this.

Payment Policy

Payment is due at the time of service. Your credit card on file will be charged after the cleaning is complete. Late payments are subject to a late fee of $35 per week past due. Under applicable state law, if unpaid after 30 days, the total balance may be sent to collections and a lien filed on the serviced property as of the service date.


The client acknowledges that failure to pay in full may result in Sigma Maids filing a lien on the serviced property and pursuing legal action to recover the unpaid balance, including reasonable attorney fees and court costs.

Cancellation & No Access Fees

Sigma Maids’ staff must have access to your home to clean it. Sigma Maids charges a $150 Cancellation or No Access Fee. Cancellations with less than 24 hours' notice are subject to a $150 fee. Repeated cancellations may result in termination of services.

Trip Fee

Drive time is taken into account when scheduling your cleaning. Sigma Maids charges a $75 travel fee for homes located more than 30 miles from Overland Park, Kansas to help cover our team's time and transportation costs. We appreciate your understanding and are proud to serve clients across the metro with the same exceptional, detail-focused care, no matter the distance.
